The Planning and Development Committee was happy to see that O2 Planning & Design took our feedback seriously.  The revitalization of 16 AV is important to the Committee and all of Mount Pleasant. This mixed-use LOC proposal establishes a precedent for future development that is thoughtfully considered and has been actively adjusted to meet the needs of the community. As the project progresses the MCPA looks forward to commenting on the following areas of interest:

  • Shadowing
    • Transportation flow
    • Public Realm
    • Public engagement

Land use-redesignation summary: The proposed land use will allow for a mixed-use development with residential and commercial uses.  The land use has been designed to support the objectives of the North Hill Communities Local Area Plan (NHCLAP), which encourages developments that create vibrant mixed-use Main Streets, improve the public realm, and provide diverse housing opportunities in proximity to existing and proposed transit and mobility options.

Past applications: O2 Planning & Design had previously proposed a development on this lot that would need an amendment to the Local Area Plan (LAP). However, after feedback from the community, the project team decided to change their approach to conform with the North Hill Local Area Plan, which also led to an adjustment in the form and massing of the original development plan. O2 Planning & Design presented the revised application (a land use-redesignation application) to the MCPA Planning and Development committee in December 2021. Next steps: Community feedback is still being accepted and addressed for this land use-redesignation application. Once these comments are addressed the project team will proceed to Calgary Planning Commission and Council. There is no finalized date for this process.
